To find out more about the new projects, we sat down with Amr Elhamy, Deputy CEO of TMG Muscat, to get a deeper insight into the new properties.
TMG has a remarkable 55-year legacy of shaping iconic integrated cities and destinations across the region. What motivated the group to expand into Oman at this particular time, and why was Muscat chosen as the gateway?
Why Oman? Oman is a promising market with a huge diversity in terms of offering.
We have always had Oman in our priority list. The efforts done by the housing ministry here in Oman and how attractive this country for investors is great and a main reason why we had decided to invest in Oman. Muscat, in specific, has a diverse offering, so we have the coastal development on the Oman Sea. Also there’s an amazing project JOOD at the Sultan Haitham City. So Muscat provides us with a diversity of offering whereby we can have coastal destinations and also amazing urban destinations.

JOOD and YAMAL represent a new benchmark for integrated urban and coastal living in Oman. Can you walk us through the unique concepts behind each project and how they complement one another?
Sure, so JOOD is an urban project, part of the overall Sultan Haitham City master plan. It provides the integration that TMG aspires to always offer to its potential buyers, so you live in the bigger grand theme of things into Sultan Haitham City and you have JOOD as a project, a gated project, part of the city whereby you can benefit from the city amenities while making sure that you are within a private, cozy type of development within JOOD.
YAMAL, the coastal destination, is a unique proposition by itself overlooking the Oman Sea where we have a diversity of offering between small apartments overlooking the Nasim Park, lagoon apartments and seafront villas and cabanas.
The two projects complement each other and are connected somehow through a mass transit mean of transportation. So again, you can live in JOOD, benefit from the amenities in YAMAL, the coastal destination and vice versa, you can live in YAMAL and a benefit from having access to the sporting club in JOOD.
Quality of life appears to be at the heart of your developments. How are you redefining what “luxury living” means in the Omani context — balancing modernity with cultural authenticity and community well-being?
Certainly. So before we started the YAMAL project in specific, we have done a lot of studies, not only market research, etc., but rather how to continue or how to continue the theme of authenticity that is in the city of Muscat. To be able to properly cater to the local community and also be attractive through the unique authenticity of our projects in YAMAL. So yes, we have really took into consideration local know-how that we have been acquiring through our consultants here in the market, making sure that we have an authentic Omani experience within the YAMAL project.
Who would you consider potential residents, investors, and partners that would be considering becoming part of the JOOD and YAMAL communities?
Certainly, so the good thing about those two projects is that we tap into different price points that cater to different segments.
So within, even within the YAMAL project, which is the coastal destination, we have offerings starting from one bedroom apartments overlooking Nasim Park. The second tier would be lagoon apartments, normal ones. The other tier is the serviced apartments overlooking the lagoon, all the way to Marina apartments that are branded within a hotel brand and all the way to bigger villas or bigger ticket villas. So we tap into very different price points that cater to different profile of potential buyers.
