Yenaier Residences – Urban, Sustainable Luxury Living In Oman

Earlier this year, Adanté Realty, the real estate arm of Al Adrak, one of the pioneering construction companies in the Sultanate, launched Yenaier Residences, situated in Oman’s first smart city, Sultan Haitham City. 

Yenaier Residences, which is described as an urban sustainable development, redefines luxury living. The design philosophy is based on Contemporary Fluid Architecture, Eco-Friendly Principles, and Smart Living. The development features a range of residences, including loggia studios, loggia suites (1 BHK), sky residences (2 BHK), sky villas (3 BHK), and sky palaces (penthouses), with sizes ranging from 71 sqm to 462 sqm. Yenaier offers a range of amenities that promote an active and connected lifestyle, including Fitness and Wellness, Community and Social Hubs, Convenience, and Leisure.

At the recently concluded Design and Build Week 2025, held in the Oman Convention and Exhibition Centre, we met up with Dr. Aadil Alexander, CEO of Adanté Realty, to learn more about the new, exciting development, their partnership with The Lux Collective, Sultan Haitham City and more.

Yenaier is the talk of the town. Please tell us more about the project and how it has been since the launch earlier in the year. 

We launched the project on January 13th, 2025. We have been working on it since, and I am happy to share that almost 85% of the first phase is sold out, which is amazing. 

I feel one of the main reasons for this positive response to Yenaier Residences is the location. Being in the centre of Sultan Haitham City, which is developing at an incredible pace, has made Yenaier an attractive choice for many individuals. At Sultan Haitham City, a park that’s three times larger than New York’s Central Park is being planned and is going to be a major landmark. We wanted to take this unique location and create something extraordinary. So we didn’t just want to go with the usual building designs. We wanted to break new ground and bring a fresh concept.

That’s how the idea of Yenaier came about. The project stands out because of its biophilic architecture — an ergonomic design that creates a wind tunnel effect, reducing air pressure and providing natural cooling. It’s part of our larger goal to create sustainable living environments.

The project also includes residences, an office tower, a hotel, and branded residences, which was a major milestone. This is the first time in the region that all these elements are coming together in such an integrated way.

Please tell us about your partnership with The Lux Collective.

We have signed with The Lux Collective, a Mauritian hospitality operator with over 20 properties worldwide. They focus on sustainable hospitality, which is a perfect match for our vision. When they visited Oman a few months ago, they were impressed by the vision of Sultan Haitham City and how it could become the city of the future. The Lux Collective will be managing the hotel and branded residences at Yenaier.

What they bring is exceptional. They have a unique approach to wellness, with dedicated wellness studios and an award-winning spa. Their F&B concepts are truly innovative, featuring more than 30 different dining options. They emphasise on local ingredients and fresh, locally sourced food while incorporating international cuisine.

They also work with international interior designers for the hotel and branded residences, which elevates the whole development. The collaboration with Lux Collective helps drive the vision forward, creating a premium, sustainable lifestyle for everyone involved. As a result, anyone who invested in the first phase will see an increase in their property value, thanks to the world-class amenities and lifestyle that the project is offering.

There’s a lot of buzz around this project. Can you tell us about your promotion plans for Yenaier globally?

We held the groundbreaking ceremony in April, and there’s a lot of excitement. We are now taking this project to the world. We’re doing a roadshow and visiting cities like London, Shanghai, Egypt, and India to showcase Oman as an investment destination. People often think of the neighbouring countries for investments, but Oman offers a unique opportunity — real estate is still very cost-effective, and the lifestyle is more sustainable and family-friendly.

The government is incredibly supportive of this initiative, and we’re working closely with the Ministry of Housing to promote Oman globally. We’re not just talking about real estate; we’re talking about bringing people to Oman, creating jobs, and helping the country establish its own identity on the world stage.

What makes Yenaier so special, and why should investors be excited about it?

We are not just looking to create a regular development. We want to bring a global standard of living to the local market in Oman. We’re breaking all the conventional benchmarks and offering a completely new experience. From sustainable living to advanced technologies like air quality sensors and smart energy management, we’re designing Yenaier to be a forward-thinking, self-sustaining community.

We’ve also taken great care to consider how the design contributes to low living costs without compromising on quality — things like reduced electricity bills, water savings, and air quality improvements. We’re not just building homes; we’re creating a lifestyle that’s healthier and more efficient. It’s not just a development, it’s a vision for the future.

What can you tell us about The Lux Collective branded residences?

The branded residences are part of our partnership with The Lux Collective. The development will include 170 hotel rooms and 300 branded residences. The residents will have access to all the hotel services — daily cleaning, F&B options, wellness facilities, and more. It’s essentially a hybrid between a hotel and a long-term residential community, so it’s perfect for both investors and end-users.

We’re also offering an upgrade option for our first-phase investors. They can fully furnish their apartments with high-end interior design, and the units will be part of the rental pool managed by LUX Collective. This way, they can earn income by renting out their apartments for short-term or long-term stays.

What are your thoughts on Oman’s real estate market growth?

Oman is on the verge of something huge. Unlike its neoighbours, Oman is focusing on sustainable growth rather than just rapid expansion. The government is working on master plans for new cities that will accommodate growth while maintaining a high quality of life.

As Adanté Realty, we want to make sure that Oman doesn’t just become another investment destination—it becomes a model for sustainable, forward-thinking development. With the right mix of vision, design, and community engagement, I believe Oman will be recognized as a global hub for innovation in real estate and urban planning.
